How and where can I get those Zammy, Guthix, and Sara books? The green, red and white ones.

Do the "Horror from the deep" quest. As a reward, you'll be able to pick book of your choice. When you completed the book (all 4 pages required) I think you can go back to the lighthouse to get another kind for 5000 gp. Complete that one, and you can get the last one. There is no specific order of getting the books, that's up to you.
