Advice on House Plan

Hello Tip.It. There has been quite a bit of talk about construction lately due to the recent update. This has made me concerned that my house is too inefficient, so I've come up with a new plan and would appreciate your advice on it.

 

 

 

First of all, here is my current layout, for reference:

Note I am using the RuneHQ calculator here I believe most of you are familiar with it. If not, you just copy the code into the box and click "Use Plans". Pic below if you don't want to follow the link.

 

 

 

Here is the new design I am working with:

The second floor is simply two bedrooms, a parlor, a games room, and a skill hall.[/hide]

 

Things to note:

 

-There is a second floor on both designs.

 

-The western-most garden in my current layout and the southern-most garden in my proposed layout are menageries.

 

-I really do not care if I could "save 2.967 seconds of running if you move the portal rooms closer to the entrance!" :roll:

 

-I want to spend as little as possible. I will be using farming to fund this, and I have about 1mil saved up to use on this.

 

-I will be training construction to level 70 before I begin this/as I do this.

 

 

 

And now my questions/wanted advice:

 

-Just let me know if you think it's a good layout and would be efficient enough for average scaping. Things such as recharging prayer/summoning, making teletabs, casual construction training, and teleporting.

 

 

 

-I am concerned about future expansion in case Jagex releases a new room. This design is pretty much closed off, so I think I would have problems adding on.

 

 

 

-I don't want to spend too much money. I already have gilded teak shelves 2 and two gilded mahogany lecturns. Do you see any way I could scavenge my current design? I think the lecturns are pretty hopeless since they are on the second floor.

 

 

 

-Should I really be that concerned about my house? As said before, I'm not really interested in saving every second possible, and if Jagex releases a new room I don't really have anywhere to put it. So do you think I should just forget this whole idea?

 

 

 

-Just speculation for this: what do you think the odds are Jagex will release an update that lets you rearrange your house for free? I don't want to spend a lot of time and money deleting and rebuilding rooms just to have an update like that come out the next week.

I really dont suggest remodelling your house pre 70 construction. Reason being at 70 construction, you can build dungeons, and you might need some rooms for that.

 

 

 

But anyways... here goes.

 

 

 

I'm a big fan of closed off houses, and my house layout currently is closed off. Your proposed plan looks wonderful, two portal chambers and studies on the ground floor is very helpful. As for future rooms, most likely, its going to be a bar of some sort, so it would probably go in your ground floor. But tbh, I wouldn't worry too much about it right now, because the house just would'nt look good with an empty space on the ground floor.

 

 

 

One thing I've found out: I moved my dinning room to the basement, this is really useful, because at lvl 74, you will start to train using oak doors. The dining room has a bell-pull that is handy for getting the butler down there. Other than that, the dining room isn't really need at all imo.

 

 

 

The upstairs parlor is also not needed, but its up to you if you want it or not. I myself put my workshop, combat and games room upstairs because I found no use for them on the ground floor.

 

 

 

I'm a f2p right now, so i can't remember exactly what i had on the ground floor, but I must say your proposed plan looks way better than your current one.

 

 

 

The odds for remodelling for free, hmm... seems a bit low. I mean, it costs money in real life to remodel your house, so i guess it's reasonable it costs some gp in runescape.

 

 

 

Lastly, after all that, I must say designing your own house is the best part about construction, and you should really put your ideas first and other's opinions second :D

I think I saved the two studies upstairs, but that's dependent on whether or not you can delete rooms below them...

 

Which I'm not sure can happen.

 

 

 

But you see, on both sides, you have room to expand, up to 4 rooms, which is nice.

 

And that Formal Garden is supposed to be the Menagerie.

 

 

 

And you really only need level 64, due to the Crystal Saw bonus, plus the +3 of that special tea you can make.

 

Should save some money.

Thanks for the replies.

 

I'm going to get 70 construction so I can build a gilded altar, and I was hoping remodeling my house before I get that level would save me quite a few planks.

 

I'm not really interested in a dungeon, but I was under the impression that the stealing creation hammers still gave the double xp bonus if you used a workbench. That is also why I wanted my workshop on the ground floor.

 

 

 

Sully, thanks for trying to scavenge my studies, but I think that's hopeless because I'm pretty sure you can't delete a room if there's a room above it.
