Crystal saw works on any item where your not using pure cash to make the item. e.g. monsters in dungeon or traps.

To further answer the first question, if the owner put private chat off or locks their house portal no one can get in even if your on their friends list. IF the house portal is unlocked and privcate chat is on friends only people in their firends list can get in but if chat is on anyone can get in.
