CloudSeller
After several redesigns! I ended up with my large courtyard house - maybe not the most practical, but I like it. Ground floor. First floor (upstairs) - sits on the bottom left part of the house. Originally I was going 2 have 3 games rooms - where the games room, combat room & first lightning bolt are; and the combat room in the corner where the second lightning bolt is. However, Jagex being Jagex ... *sigh* The downstairs bedroom is the servant's (if I ever get one); while mine is upstairs. The second (south) portal room was an afterthought, based on realising I could stay on Lunar spells or Ancient magics so long as I had house tele tablets. The garden in the center will become a Formal garden eventually. And currently there are various other blank gardens inserted where I used them to build things where I wanted and/or the correct way round. Peronix
Here's mine. Couple of fixes needed to it, but I'm too lazy to go get more materials. Sucks that there is no salvaging materials.

Daemos_Magen
Why I like this house design: -All things close to the portal . --Kitchen & Workshop close to Dining Room for Construction training. --Altar and Costume Room room close to Entrance Portal for faster training, Slayer, Barrows, equipment changes, etc. --Study close to entrance portal for fast spell tablets. --Portal and Quest Hall (glory amulet) close to Entrance Portal for faster use of House as a "Transfer Station". -It actually LOOKS LIKE A HOUSE! Not a lump of disorganized rooms. :shame: -NO PARLOR! Best idea anyone ever gave me about house design. -Dungeon Rooms NEXT! P.S. - BTW, my Portal Room Teleportation Sites are Catherby, Ardougne, And Canafis. 8-)

Jake_Corsair
My latest design, only problem is that anything new that I would like near the portal is going to cost me serious renovations. slayer369
I actually design houses for fun and other people :D there's mine. No comments about gardens, dungeons are completely worthless. Junction is a combat room, that program didn't do all rooms for dungeon. Things I consider while making a house design: Practability: Throne Room, workshop, chapel, study, portal room, quest hall, and costume room close to portal. Appearence: Symmetrical, even-looking. Your house layout on the minimap is the first thing people see when entering your house! Doors: I'm a freak about this but I like all door hotspots leading to another room, with no door hotspots sticking out. I know for some rooms this is impractical but I always like to spend a few extra minutes to make it the best I can. 75 construction. Also, the portal garden is the middle one. Makes it more symmetrical =p RSN: Jettrider

thirst
Wish i'd seen this kind of inspiration before i built mine: -treasure room yet to be built. -formal garden contains the dungeon entrance. my main priorities were 1. To have the chapel and portal rooms by the entrance 2. To have a good flow around the house, so that each door lead to another room as much as possible. 3. I'd already built the study and costume room when i redesigned so they stayed put.
krisc6
heres my semi dream actual house. -yet to change my gardens to foml ones. -yet to be able to build portal room+ -nothing is in the house other than a oak larder(i will make everything when ive hammered my 9k oak planks into the walls of my house rate or hate
thesmallone29
ive actually got some questions about reformatting my house that might be insightful to other people possibly, if someone could answer them for me. 1. If i want to change my portals to mahog from teak, do i have to refocus the portal again (using even more runes?) This goes the same with upgrading to a marble "greater focus"? 2. If i remove my skill hall downstairs how can i access the other rooms downstairs?
primadog
1. 99% sure you have to refocus 2. You simply can't until you make another entrance that's connected. That's actually something fun to do -- make a oubielette in the middle of nowhere and have pitfalls in your dungeon. All I learned in life, I learned on Tip.it
thesmallone29
1. that is so awful..... having to get another like 1k laws for portals.... im definitely not refocusing.... 2. thanks for the info on the second question, though i figured it out through trial and error
