As of now, at level 80 construction, I've invested close to 32M in my house. The layout I have divides the house grounds into 4 "wings". North wing is the "living quarters". Only entrance leads to the study, which then leads to a bedroom, dining room, costume room, a kitchen and a second bedroom. Every room in that wing is maxed, except the cape rack in costume room, which is marble. West wing is basically a throne room, surrounded by 3 gardens of magic trees. One garden holds a dungeon entrance. The throne I've placed is the most basic one, just to act as a placeholder for when I have the required level to add a crystal or a demonic throne there. East wing is the chapel. Dedicated to the god Saradomin, it has a gilded altar, marble burners and the rest. A glory teleport is neatly closeby, as are stairs to the 1st skill hall upstairs (only room on the 2nd floor in my house, kind of acts as a chapel tower) South wing holds 2 portal rooms and a 2nd skill hall. All portal rooms are maxed, marble, scrying pool, the works. The entrance portal is at the very center of the POH. In each direction, there's a formal garden, with either a posh or large fountain. Except the north, where there's a polar menagerie. In the far northwest corner is the workshop, or as I call it, shed. I never use it anyway, so it serves mostly an aesthetic purpose. Dungeon is pretty simple at the moment. Just an oubliette, with a bone cage and flame pit. A combat room, a third skill hall with stairs leading up and a dungeon junction to train construction in. The 3 skill halls will eventually hold all 3 types of fishing trophies, also basilisk, kurask and abyssal heads (or kbd instead of kurask). Currently the only trophy I have is a sarcastic basilisk. : POH design is something really awesome in this game. Once you have your preferred layout, you will absolutely adore your home and will not hesitate to show it to the world. I didn't care one second about the cost. I just did it, being careful as to not screw it up. I love my house
